Construction Update – July 2021

Riverwalk is moving on schedule with construction. Some upcoming items to note:

  • During the Month of July our site will be pouring our Level 6 slab and verticals, as well as our level 7 Slab

  • Reinforcing steel will be delivered to the site throughout the month. Deliveries occur in the loading zone on 25th Ave SW.

  • During the month of July the North curb lane along 25th Ave will be closed to accommodate deliveries and concrete. Traffic will still be open for both East and West bound vehicles.

  • On July 10th, all lanes on 25th Ave will be closed to accommodate a large slab pour.

  • The Riverwalk site will be open during Canada Day, however only essential personnel will be present.

  • At the end of July, a material hoist will be installed on the south side of the property. The hoist will not have an effect on the East or West bound lanes along 25th Ave SW.

  • During mid July, water may be shut off intermittently while an old water line is disconnected.

Prospect Trail

The work at Prospect Trail has been completed for the winter. The new staircase and other components are now open to the public. A crew has completed the minor touchups and will return the first week of June to do the final top dressing and seeding.

  • For the safety of the community, the adjacent sidewalk along 25th AV SW will be closed for the foreseeable future. Please use the southern sidewalk by Safeway for safe access.

  • Signage, barriers, fencing, pylons and traffic control personnel are all utilized on the site to ensure the safety of pedestrians and motorists.

  • Please obey any signs or traffic control personnel when near this site. They are all there for your safety.

  • This construction site will remain open during the COVID-19 pandemic as we are deemed an essential service by the provincial government. We continue to stay informed with up-to-date information, follow all guidelines and meet all standards put in place by the Province of Alberta to ensure we are doing our part in keeping everyone safe.

  • There will be various trucks onsite Monday to Saturday for delivery of materials, rebar deliveries, and concrete pours.

  • Deliveries will take place in the loading zone of 25th Ave SW.

  • All work will be completed during The City of Calgary Bylaws as per our permit (Monday-Saturday 7am – 10pm).

    • During large pours (Suspended Slab, Main Floors, etc.), work may continue outside the normal working hours. However, all work will be completed in accordance with the City of Calgary’s Noise Exemption Permits.

  • When needed, we have trained traffic controllers on our site in order to guide our trucks and local traffic safely and efficiently.

  • During the month of June the alley connecting 4th ST and 5th ST will be closed due to construction. Workers on site will be excavating, chipping and removing the piles around the site during this time. The North curb lane will also be closed along 25th AVE to accommodate this work.

    • The Forming team will be working on the slab and verticals of Level 2 and the Level 3 slab.
    • The Rebar team will be working on the exterior walls, columns and slab forming ahead of the concrete pours.

A crew will be back on site as the weather warms up to complete any remaining landscape work and attend to miscellaneous repairs.   • Concrete trucks and a pump will be onsite most days as the team continues their concrete pours. The Slab-on-Grade (SOG) pour is scheduled for the week of November 9th.
  • Reinforcing steel will be delivered to the site throughout the month. Deliveries occur in the loading zone on 25th Ave SW.
  • We will have seven crews on site during the month of November: 
    • The Geothermal team will be working on completing their connections.
    • The Mechanical team will continue their underground and miscellaneous work.
    • The Electrical team will be working on miscellaneous electrical work.
    • The Waterproofing team will be working along the shoring walls and installing the Radon barrier.
    • The Forming team will be working on the exterior walls, SOG and suspended slab.
    • The Rebar team will be working on the exterior walls, columns and slab forming ahead of the concrete pours.
    • The Excavation team will be working on backfilling the site.

Prospect Trail

Installation of the foundation components for the new staircase will be completed the week of November 9th. Work on the trail resurfacing, addition of a section of in-slope timber stairs and grading work for a new connecting pathway from the base of the staircase to Cliff Street SW will continue throughout November, weather depending.

  • Concrete trucks and a pump will be on site most days as the team begins the exterior walls.
  • Reinforcing steel will be delivered to site throughout the month. Deliveries will happen in the loading zone on 25th Ave SW.
  • The Crane is now operational.
  • We will have Six crews on site during the month of October. 
    • The Geothermal team will be working on their connections.
    • The Mechanical team will continue the underground work.
    • The Waterproofing team will be working along the shoring walls.

Prospect Trail

  • The second of the infrastructure projects involves connectivity enhancements to Prospect Trail, including a new pathway from Cliff Street SW to a new staircase linking to the existing trail network that runs along the slope from north to south and extends to Hillcrest Avenue SW. Improvements will be made to the surface of the trail and a section of in-slope timber stairs with a handrail will be added to a particularly steep section. With final design approval now having been granted by The City of Calgary, the tendering process is closed, and it is anticipated that work will begin the week of October 13th, 2020, weather depending. If the duration of the work is such that it cannot be completed before end of the season, construction may be delayed until next spring. Note that this work is being undertaken in conjunction with Parks Capital.

Thank you for your interest in the Riverwalk Senior Living Retirement Residence. We are sending this update in order to keep you informed and up to date on the project and how it may affect you.

Upcoming

  • Detailed Excavation will continue through the month of August.
  • Concrete trucks and a pump will be on site most days as the team begins the footings for the structure. 
  • Structural steel will be delivered to site throughout the month. Deliveries will happen in the loading zone on 25th Ave SW.
  • The section of 25th Ave SW between 4th St and 5th ST will be closed August 15th & 16th as we erect the crane. 

Triangle Park

  • Triangle Park was substantially completed July 31st.
  • For the month of August we will reopen the park further by reducing the area of the site fencing. This will allow access to added green space around the perimeter of Triangle Park and more specifically will allow access to the playground. The fencing will remain until the week of August 20th, allowing the newly planted sod and plant beds an opportunity to establish. Once there is confirmation that the plant material has been established the fencing will be removed.

Prospect Trail

  • The second of the infrastructure projects involves connectivity enhancements to Prospect Trail. This will include a new pathway from Cliff Street SW, to a new staircase linking to the existing trail network that runs along the slope from north to south and extends to Hillcrest Avenue SW. Improvements will be made to the surface of the trail and a section of in-slope timber stairs with a handrail will be added to a particularly steep section. Detailed construction drawings are about to be submitted to The City for final review and approval and we hope to have the work underway before the end of summer. Note that this work is being undertaken in conjunction with Parks Capital.

Traffic/Noise

  • There will be dump trucks on sight (Monday to Friday) for bulk excavation 
  • Deliveries will take place in the loading zone of 25th Ave SW
  • All work will be completed during The City of Calgary Bylaws as per our permit (Monday-Saturday 7am- 10pm)
  • There are two site entrances. The main entrance is in the alley connecting 4 St SW and 5 St SW so that we impede traffic as little as possible. The secondary entrance is located on 25 Ave SW, which may have smaller vehicles entering/exiting the site from time to time. 
  • When needed, we have trained traffic controllers on our site in order to guide our trucks and local traffic safely and efficiently. 
  • The sidewalk on 25th Ave SW remains open. There is protective hoarding and overhead protection for those who use the sidewalk but it is recommended to use the sidewalks opposite the site whenever possible

Site Safety Measures

  • Signage, barriers, fencing, pylons and traffic control personnel are all utilized on the site to ensure the safety of pedestrians and motorists.
  • Please obey any signs or traffic control personnel when near this site. They are all there for your safety.
  • This construction site will remain open during the Covid-19 pandemic as we are deemed an essential service by the Alberta Government. We will continue to stay informed with updated information and follow all guidelines and meet all standards put in place by the Alberta Government to ensure we are doing our part in keeping everyone safe.
